Spring Canyon Capital (“SCC”) is a privately owned, Utah-based real estate investment and asset management company. SCC is a disciplined investor, manager, and operator focused on acquiring multifamily and single family properties in the Wasatch Front, Southern Utah and Las Vegas area. The firm has deep expertise is in executing and managing a strategic asset repositioning, value-add improvements and operational optimization programs to maximize value for its tenants, investors, and communities in which it invests. The firm’s transactions are capitalized by proprietary family funds but opportunities exist for investment relationships with institutional, family office, and high-net-worth capital partners. SCC has an excellent track record of identifying value-added opportunities with strong execution transaction experience. Our Investment Approach


Criteria Details
Property Type Class C apartment communities, smaller unit apartment complexes and select single family homes Opportunity for repositioning and value-add improvements Year of construction approximately 1950s – 2000s.
Target Metros Salt Lake County, Utah County, Davis County, Southern Utah and Las Vegas / Henderson Areas exhibiting strong population, employment and household income growth.
Investment Size $500k to $10 million asset size.
Typical Hold Period Long term hold approach.
Investment Considerations Value-add properties with below market rents with common area improvements and in-unit upgrades. Supply constrained sub-markets/neighborhoods with high barriers to entry. Stable and diverse employers with attractive job growth rates and income levels. Above 90% submarket occupancy with sustained positive net absorption and rental growth for past 3 years.
Additional Considerations Will assess single asset or portfolio deals. Strong preference for off-market transactions. Able to move quickly from deal evaluation to closing.
